According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Nouvelle-Aquitaine stood at €170,000 in 2025, with an average price of €188,636 and a median price of €1,657/m² of living space (26,126 house sales in rural municipalities over the year). 10% of houses sold for less than €83,000 (floor price, 1st decile) and 10% for more than €315,785 (ceiling price, 9th decile). The typical country house offers 110 m² of living space on an average plot of 4,005 m², i.e. around 0.4 ha.

What makes country houses in Nouvelle-Aquitaine special

Golden stone, Charente timber framing and Basque architecture

In Dordogne and Corrèze, the country house stands out for its golden limestone or granite stone, under a lauze stone-slab or brown tile roof, sometimes with a small tower or dovecote inherited from Périgord building tradition, as seen around Brantôme, Sarlat and Terrasson, along the Dordogne and Vézère rivers. In Charente and Charente-Maritime, the white dressed-stone Charente house with pastel shutters, and the long, low Gironde chartreuse under a canal-tile roof, dominate the wine-growing landscape around Bordeaux, Cognac and Saintes. In the Landes, the timber-framed and brick Landes farmhouse, often built around an enclosed courtyard, stands out near Mont-de-Marsan and Dax, while in the Basque Country (Pyrénées-Atlantiques), the Basque house with red or green timber frames, matching shutters and a steep, asymmetric roof is iconic around Espelette and Cambo-les-Bains. The Limousin area (Creuse, Haute-Vienne), with its more rolling terrain between the Vienne and Creuse valleys, has more austere granite farmhouses, often needing renovation, with dry-stone outbuildings.

The land around these country houses ranges from small vineyard gardens planted with vines or walnut trees to vast properties of several hectares with chestnut woodland, a pond and agricultural outbuildings (barn, tobacco-drying shed, dovecote), common in Dordogne, Corrèze and Deux-Sèvres. Along the Charente coast and in the Médoc, plots tend to be more modest, an enclosed garden with a few rows of vines, whereas further inland, in the Charente Limousine or the Périgord Vert, wooded parcels and hedgerow pastures of several hectares remain the norm, sometimes with a spring or stream at the bottom of the valley.

From the Arcachon basin to the Basque Country, via the Périgord

The Arcachon basin and the area around Bordeaux (Gironde), extending to the Médoc and the Libournais around Saint-Émilion, are among the most expensive parts of the region, driven by the vineyard and the Atlantic coast. The Basque Country, around Bayonne and Biarritz (Pyrénées-Atlantiques), and the Périgord Noir around Sarlat, Domme and Beynac-et-Cazenac (Dordogne), along the Dordogne valley, are also highly sought after for their built heritage and quality of life. Around La Rochelle and Rochefort (Charente-Maritime), the country house benefits from proximity to the Atlantic coast and the Charente estuary, while the Landes pine forest, between Mimizan and Biscarrosse, appeals for its calm and large wooded properties.

Creuse, Haute-Vienne and inland Lot-et-Garonne, around Villeneuve-sur-Lot or Nérac, by contrast, offer noticeably more accessible prices for comparable stone buildings with a large plot, making them favoured destinations for a move to the countryside, a rural gîte project or a quiet holiday home. The Périgord Vert, around Nontron, and northern Charente, towards Confolens, follow the same pattern, with village houses or farm buildings to renovate offered on generous plots.

What determines the price of a country house in Nouvelle-Aquitaine

The TGV connection via the LGV Sud Europe Atlantique high-speed line (Bordeaux, Angoulême, Poitiers) strongly boosts rural communes within thirty minutes of these stations, much sought after for remote working towards Paris. Further south, towards Bayonne, Dax or Mont-de-Marsan, the line remains conventional and journeys are made by TER regional trains or Intercités, which does not stop these areas being attractive for their quality of life. Proximity to the Atlantic coast and the Basque Country also plays a major role, as does the condition of the building: an uninsulated old stone house with an unfavourable energy rating often needs roof, timber-frame and insulation work before it can serve as a year-round main home.

Check the drainage system, often non-mains in many rural hamlets, the presence of a well or spring, the risk of clay-shrinkage subsidence common in Charente and Charente-Maritime, fibre-optic availability for remote working, and the local plan rules if you intend to convert a barn, dovecote or tobacco shed into living space or a gîte.
