A farm property for sale in Mayotte, a plot planted with bananas or ylang-ylang, or a rural property with its working buildings: the department, still largely rural, keeps a farming land base shaped by customary land use. This page brings together the farmhouses, barns and mas for sale in Mayotte published on ma-propriete.fr: farmland with a house to renovate, a subsistence-crop farm, a plot with light livestock buildings.

The Mayotte rural market is very narrow and particularly uneven; each property has to be judged on its own. This guide sets out where to look and the checks specific to land in Mayotte. For a tourist-accommodation project, our white paper on setting up a rural gîte can help you structure it.

What makes farm properties in Mayotte special

Farm buildings in Mayotte: banga, house and light structures

Mayotte has no tradition of a European-style farmhouse, mas or barn: traditional rural buildings combine a house, built of masonry or light materials, and the banga, a small annex built of timber and corrugated metal, with basic farm outbuildings (chicken coop, tool shed). There are no large shed-type buildings comparable to those found on the mainland.

Farmland in Mayotte, often small in size, is planted with bananas, ylang-ylang, vanilla or mixed subsistence crops. Many plots still fall under customary land status, distinct from full ownership, which must be checked before any project to change the permitted use of existing buildings.

Areas to look at

On Grande-Terre, the areas around Sada, Chirongui and Bandrélé still hold farmland and rural plots that are more affordable than near Mamoudzou. The north of the island, around Acoua and Bandraboua, remains marked by small subsistence farms. On Petite-Terre, around Dzaoudzi, rural land is almost non-existent, the island being very densely built up.

Areas close to Mamoudzou face the strongest land pressure; the south and west of Grande-Terre offer more farmland at a more accessible price level.

Points to check before buying

Check the plot's land status first: a title registered with the land registry, or an unregularised customary right, a distinction that is decisive in Mayotte and can delay or block a sale. Check the agricultural zoning in the local plan before any project to change the use of the buildings.

Also check the condition of the often basic corrugated metal roofs, actual access to water and electricity, which varies by area, and drainage, still underdeveloped outside the most built-up zones.
