The Sarthe longère and its farmyard

The typical Sarthe farmhouse is built around a longère dwelling, in tuffeau stone, brick or rubble stone depending on the area, under a slate or flat-tile roof. The cowshed, the stables and the hay barn are often lined up or set at a right angle around a farm courtyard. In the Sarthe Perche, farms move closer to the Norman style, sometimes with half-timbering. There are no mas in Sarthe.

These buildings offer good potential for conversion into a family home or several gîtes, subject to planning zoning and a change of use for barns classed as agricultural. The adjoining land, from a few thousand square metres to several hectares of pasture, suits horses, very present in the department, or a permaculture project.

Areas and towns to look at

The north of the department, around Mamers, Bonnétable and the Sarthe Perche, has the widest choice of longères and barns to renovate, in a hedgerow landscape. The Loir valley, towards La Ferté-Bernard and Le Lude, offers tuffeau buildings sought after for their valley setting. Towards Sablé-sur-Sarthe and the Sarthe valley, helped by a TGV station, farms are well connected to Paris and Nantes.

Around Le Mans and its metropolitan area, renovated farmhouses become scarce and sell well above the departmental average. In the south of Sarthe, towards La Flèche and the Baugeois area, supply stays more plentiful and prices more moderate, despite being further from main routes.

Points to check before buying a farm or a barn

Check the permitted use of the building under the agricultural zone of the local plan: a farm barn can only become a home if it is listed for a change of use. Check the roof (slate or flat tile, but also asbestos-cement on adjoining sheds), the timber frame and the drainage, often non-compliant on isolated longères.

If farmland is included, ask about any current farm lease and about the pre-emption right of the Safer. Finally, cost the renovation carefully: restoring tuffeau, a soft stone sensitive to damp, often requires a substantial budget.
