A luxury property for sale in Auvergne-Rhône-Alpes takes a different shape depending on where you stand: a Volvic-stone master house beneath the Auvergne volcanoes, a wine estate in the Beaujolais or the Côtes du Rhône, a master chalet in a Savoie resort valley, a farmhouse on the edge of the Drôme provençale. The region therefore layers several distinct markets for large residences, driven in turn by mountain, vineyard and the cities along the Rhône valley, each with its own buildings and buyers. Browse every luxury property for sale listed by private owners, specialist agencies and notaries across the region.

This page gathers real price benchmarks for the region's large residences, an overview of where they cluster, the traits of Auvergne, Lyon-area and Savoie buildings, and the checks worth making before buying in the mountains, in wine country or on the edge of a city. To plan your whole project, read our guide to buying prestige property in France.

Luxury property prices in Auvergne-Rhône-Alpes in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Auvergne-Rhône-Alpes, 87 sales of luxury properties were recorded in 2025. The median price stands at €860,000*, with an average of €1,359,200; the floor/ceiling range (P10–P90) runs from €492,700 to €2,670,000 and the median price per square metre of living space reaches €2,542/m² (average 359 m² of living space on 8,047 m² of land). The region sits 5% above the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €878,400 across 605 sales.

Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Auvergne-Rhône-Alpes distinctive

Volcanic stone, vineyards and master chalets

The region's prestige buildings draw heavily on volcanic stone: basalt and Volvic stone give master houses in the Puy-de-Dôme and the Cantal their dark facades, often under lauze stone roofs. In the Beaujolais and the Côtes du Rhône, the wine-country fine home is recognisable by its golden stone walls, vaulted cellars and adjoining storerooms, inherited from nineteenth-century wine-trading houses. In Savoie and Haute-Savoie, the timber-and-stone master chalet, with its wide balconies, dominates the large mountain estates, while the Bugey and the Ardèche still hold fortified farmhouses converted into character residences.

Outbuildings vary with their original use: cellars and vat rooms in wine country, barns and stables around the large farms of the Allier and Haute-Loire, coach houses and service wings on estates with outbuildings near Lyon. Many of these properties have kept a planted park or an orchard, sometimes an ornamental lake, and call for careful upkeep of old roofs and timber frames.

From the Cantal volcanoes to the Alpine valleys

The Cantal and the Haute-Loire offer character residences set within volcanic plateaus, around Aurillac, Murat and Le Puy-en-Velay. The Puy-de-Dôme concentrates sought-after properties between Clermont-Ferrand, Riom and the Monts Dôme, while the more rural Allier keeps Bourbonnais residences around Moulins and Vichy. In the Loire and the Rhône, the favoured areas cluster around the Beaujolais, Lyon and its surroundings, where nearby demand from the city stays steady. The Ain completes this picture with the Dombes and the Bugey, and the Drôme and the Ardèche offer wine and forest estates between the Rhône valley and the first Cévennes foothills.

In Savoie and Haute-Savoie, the large mountain estates cluster around Chambéry, Annecy and the Tarentaise and Beaufortain valleys, reached via the stations at Chambéry, Aix-les-Bains, Annecy and Bourg-Saint-Maurice. Grenoble, in the Isère, serves the Grésivaudan and the Vercors. The most expensive areas remain the Lyon conurbation, the Beaujolais crus and the Savoie valleys favoured for winter sports; the Cantal, the Haute-Loire and the deeper Ardèche offer comparable properties at markedly more accessible levels.

Points to check: mountains, vines and flood zones

In mountain areas, avalanche and land-movement risk prevention plans strongly shape extension projects; also check the planning rules specific to communes classed as new tourist development zones. In the Beaujolais and the Côtes du Rhône, the SAFER's pre-emption right, current vineyard leases and the appellation classification of the parcels deserve checking before any offer, as does the sanitary compliance of the cellars where winemaking continues. Along the Rhône and its tributaries, flood risk means consulting the relevant prevention plan.

On the technical side, lauze roofs and old chalet timber frames need a specific survey before works, as do volcanic-stone facades, which are porous and frost-sensitive. For a farming or wine-country master house, commission separate surveys for the residence, the outbuildings and, where relevant, the vineyard or the surrounding land, to avoid any unwelcome surprise after purchase.
