Luxury property prices in Nouvelle-Aquitaine in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Nouvelle-Aquitaine, 171 sales of luxury properties were recorded in 2025. The median price stands at €615,000, with an average of €805,900; the floor/ceiling range (P10–P90) runs from €400,000 to €1,480,000 and the median price per square metre of living space reaches €1,692/m² (average 377 m² of living space on 17,877 m² of land). The region sits 25% below the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €629,400 across 1,105 sales.

What makes luxury properties for sale in Nouvelle-Aquitaine distinctive

Chartreuses, bastides and forest estates

The Charente chartreuse, long and low under flat tiles, sets the tone for prestige buildings between Angoulême and Cognac, while the Périgord shows off its ochre stone bastides and turreted manor houses perched above the Dordogne and Vézère valleys. Around Bordeaux, nineteenth-century wine chateaux stand alongside the plainer chartreuses of the Entre-deux-Mers, while the Basque coast favours the red-timbered villa and the reinterpreted fisherman's house. The Limousin and the Creuse, more austere, rely on granite and renovated farm longères.

Outbuildings carry real weight in these properties' value: cellars and vat rooms in the vineyards, tobacco-drying barns in the Dordogne, stables and riding arenas in Poitou, dovecotes and bread ovens in the Périgord. Landes and Limousin estates often pair the residence with a pine or oak forest, which calls for a health check on the stands and a look at the forest management records before buying.

From the Deux-Sèvres to the Pyrénées-Atlantiques: a tour of the areas

In the Deux-Sèvres, the Marais poitevin and Parthenay offer residences in quiet rural settings; the Vienne, around Poitiers and the Futuroscope, has houses built of dressed stone. In Charente-Maritime, Rochefort and the Île de Ré sit alongside a quieter farming interior, while the Charente, around Cognac and Angoulême, remains the home ground of the chartreuse. The Haute-Vienne, near Limoges, and the Creuse, around Aubusson and Guéret, offer green, low-key properties, as does the Corrèze around Brive and Tulle. In the Dordogne, Sarlat, Bergerac and the Dordogne valley concentrate bastides and manor houses; in the Gironde, the Arcachon bay and the Libourne district dominate the wine and coastal market. The Lot-et-Garonne, around Agen and Villeneuve-sur-Lot, the Landes between Dax and Mont-de-Marsan, and the Pyrénées-Atlantiques from the Béarn to the Basque Country complete the picture.

Charente-Maritime, Gironde, Landes and Pyrénées-Atlantiques each have a TGV station, at La Rochelle, Bordeaux, Dax and Bayonne or Pau respectively; the Vienne, the Charente and the Lot-et-Garonne have TGV stations at Poitiers, Angoulême and Agen. The Haute-Vienne, the Creuse and the Corrèze remain accessible by Intercités and TER services. The Arcachon bay, the Basque coast and the Île de Ré rank among the most sought-after areas, while the Creuse, the Haute-Vienne and inland Lot-et-Garonne stay markedly more accessible.

Points to check: vines, coastline and forest

Along the Charente, Gironde, Landes and Basque coastlines, the Loi Littoral and the erosion or flood-risk prevention plans limit extensions and rebuilding; on a wine property around Bordeaux or Cognac, check the SAFER pre-emption right, current leases and the appellation classification of the parcels. In the Dordogne and the Lot-et-Garonne, some manor houses are listed or registered historic monuments, which requires sign-off from the Architecte des Bâtiments de France for any visible work.

In the Landes and Limousin forests, examine fire risk, clearing obligations and the condition of the stands after storms. On old buildings in the Périgord and the Charente, soft limestone and timber framing call for ongoing upkeep of façades and joinery. Have a full survey carried out before any offer: on a wine or forest estate, valuing the business and valuing the residence are two separate exercises.
