A luxury property for sale in Lot-et-Garonne is often found at the bottom of a fruit-growing valley or on a hillside above the Garonne, the Lot or the Baïse: a medieval bastide house, an agricultural chartreuse in golden stone, a converted fortified mill, or an estate combining orchards and vines around Duras. The department blends bastide heritage with the rolling countryside of the Pays de Serres. Browse every luxury property for sale listed by private owners, agencies and notaries in Lot-et-Garonne.

This page sets out real price benchmarks for the department's large residences, a tour of the areas where they cluster, the features of local buildings and the checks to carry out before buying a bastide house, a chartreuse or a wine estate, whichever area is under consideration. To plan your purchase from the first viewing to the signature, read our guide to buying prestige property in France. Local notaries and estate agents can also advise on the administrative steps specific to bastide houses and agricultural land included with a sale.

Luxury property prices in Lot-et-Garonne in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Lot-et-Garonne, 101 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €537,200, with an average of €565,800; the floor/ceiling range (P10–P90) runs from €376,800 to €795,000. The median price per square metre of living space reaches €1,483/m², for properties averaging 364 m² of living space on 21,099 m² of land. The department therefore sits 13% below the regional median (€615,000 in 2025) and below the 2025 national median (€822,000).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Lot-et-Garonne distinctive

Bastide towns, chartreuses and mills of the Lot valley

Lot-et-Garonne keeps a dense network of bastide towns founded in the Middle Ages, such as Monflanquin or Villeréal, whose half-timbered arcaded houses have sometimes grown into large, richly detailed town residences. In the countryside, the long, low chartreuse in golden limestone, built around an enclosed courtyard, remains the most sought-after type; former mills on the Lot and the Baïse, converted into homes, and nineteenth-century master houses linked to the old prune and tobacco trade are also found. Many façades still show carved stone lintels above doors and windows, a detail collectors of old stonework look for closely.

Outbuildings often reflect the estate's farming history: tobacco or prune drying barns, barns with overhanging roofs, dovecotes on stilts typical of the region, cellars for wine properties around Duras and Buzet. Plum orchards, vines and wooded parkland frequently complete the setting, sometimes with a spring or a small pond. The local soft stone and lime renders need regular upkeep, especially on façades exposed to the Autan wind blowing from the south-east. Stone-walled kitchen gardens and covered wells, once essential to self-sufficient farms, survive on many properties and now serve as ornamental features.

From the Agen area to the Pays de Serres, a landscape of hillsides

The Agen area, around Agen and the Garonne valley, holds most of the large residences close to services and the A62 motorway. To the north, the Pays de Serres and the Lot valley towards Villeneuve-sur-Lot and Fumel offer bastide houses and chartreuses amid hills and orchards. Smaller market towns along these routes retain weekly markets that keep local trade lively throughout the year. To the west, around Duras and Buzet-sur-Baïse, wine estates mix with farming properties; to the south, the Bruilhois and the area around Nérac remain more discreet and rural.

Agen's TGV station links the department to Bordeaux and Paris within a few hours; the A62 crosses Lot-et-Garonne from north to south towards Toulouse. The most sought-after areas lie close to Agen and along the Lot valley towards Villeneuve-sur-Lot; the Bruilhois and the western part of the department, more rural and more wooded, offer comparable properties at markedly more accessible levels. Minor roads following the river terraces link these towns, offering scenic but sometimes narrow access to more remote estates.

Points to check: flooding, orchards and listed bastides

The Garonne, Lot and Baïse valleys are covered by flood risk prevention plans; check the zoning of the plot before any extension project, particularly for a mill or a residence close to the river and its seasonal floods. In listed bastide towns or remarkable heritage areas, such as Monflanquin, façade work requires the approval of the Architecte des Bâtiments de France, which can noticeably lengthen permit approval times. Older river-front boundary walls sometimes require separate maintenance agreements with neighbouring owners, a point worth clarifying before signing.

On a farming or wine estate, check the SAFER's pre-emption right, current farm leases and the condition of the orchards or vines, including for properties within the Buzet appellation. The Autan wind, common in the region, puts heavy strain on old roofs and timber frames that have gone unrepaired for years; have a full survey carried out before buying, particularly on drying barns and farm buildings awaiting conversion. It is also worth asking whether irrigation rights attached to the orchards remain valid, since these can affect both yield and resale value.

Luxury property listings in Lot-et-Garonne come from private owners, specialist agencies and notaries; filter them by area, property type, living space and outbuildings, then set an e-mail alert to follow new listings. Many listings also specify whether outbuildings are included in the sale price or offered separately, a detail worth clarifying early.
