Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

What makes luxury properties for sale in Charente-Maritime distinctive

Saintonge master houses, seaside villas and oyster-farmers' residences

White Saintonge cut stone, quarried locally, gives inland master houses pale, regular façades under tile or slate roofs depending on the area. In Royan, largely rebuilt after the war, 1950s seaside architecture stands alongside a handful of surviving older villas, while in La Rochelle and on Île de Ré rendered façades with colourful shutters dominate. On the Marennes-Oléron basin, former oyster-farmers' huts and residences, carefully restored, bear witness to the coast's shellfish-farming activity.

Outbuildings vary with the property's purpose: cellars and vat rooms in the wine-growing districts near Cognac, farm buildings and dovecotes inland in Saintonge, huts and oyster ponds on the coast. Parks, often planted with maritime pines or tamarisks near the shore, frame the most sought-after properties and offer welcome shelter from the prevailing wind. In the marshes around Rochefort and Brouage, some properties retain direct access to a canal network dating from seventeenth-century land drainage, which calls for regular upkeep of the banks and sluices.

From Île de Ré to the Cognac district, areas and towns

Île de Ré and the La Rochelle area draw the strongest demand, extending south through Rochefort, Île d'Oléron and the Marennes basin, with its strings of oyster ponds along the coast road. Royan and the Côte de Beauté, from Saint-Palais-sur-Mer to Saint-Georges-de-Didonne, attract buyers for their beaches and post-war villas built during the reconstruction. Inland, Saintes with its Roman heritage, then Cognac and its wine-growing surroundings, offer master houses and chartreuses set among vines. To the south, Jonzac and the Haute-Saintonge remain more rural and affordable, with fewer buyers competing for each listing.

The La Rochelle and Surgères stations, served by TGV, link the department to Paris in a little over three hours, while the A10 motorway crosses the inland areas towards Saintes and the Bordeaux direction. The most expensive areas remain Île de Ré, La Rochelle and Royan, while the Haute-Saintonge and the north of the department, towards Saint-Jean-d'Angély, offer comparable properties at markedly more accessible levels and a quieter pace of life.

Points to check: coast, marshland and vines

On the coast and the islands, the Loi Littoral and the coastal risk prevention plans, strengthened since storm Xynthia, restrict extensions and govern rebuilding; the plot's exact zoning and any history of flooding should be checked before any offer. In the marshes around Rochefort and Brouage, easements tied to the canals and the status of the dykes should be reviewed carefully with the local authorities. In the wine-growing Cognac district, check the SAFER's pre-emption right, current contracts and the condition of the cellars.

On the technical side, white Saintonge stone needs monitoring of joints and renders, while coastal residences exposed to sea spray require regular upkeep of the woodwork and metal fittings. Drainage, often individual in rural and island areas, should be checked from the first viewing, along with the age of the heating system. Have a full survey carried out by a professional before committing, particularly on roofs and foundations close to the shore.
