A chateau for sale in Centre-Val de Loire is to be found across six very different departments: Touraine and the Blois district along the Loire, the wooded Sologne, the Berry of the Indre and the Cher, the Beauce and Perche of Eure-et-Loir, the Gâtinais and Orléans districts of the Loiret. The region was home to the French court for two centuries and retains a density of chateaux, manor houses and gentlemen's residences that few territories can match, from remodelled medieval seigneuries to nineteenth-century hunting chateaux. See every chateau for sale entrusted to us by private owners, agencies and notaries.

Here you will find real price benchmarks for the region's large residences, a department-by-department overview of where chateaux are concentrated, the character of Loire and Berry buildings, and the legal and technical checks specific to this kind of property. To structure your project, our guide to buying prestige property in France covers each step from financing to completion.

Price benchmarks for prestige homes in Centre-Val de Loire

DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Centre-Val de Loire, 52 sales were recorded in 2025, with a median price of €591,500*, a floor/ceiling range (P10–P90) of €400,000 to €1,098,900 and a median of €1,570/m² of living space (average 375 m² of living space on 16,826 m² of land). Over five years (2021-2025), the regional median comes to €588,900 across 314 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes chateaux for sale in Centre-Val de Loire distinctive

From Loire tuffeau to Sologne brick

Along the Loire, the Cher and the Indre, chateaux are built of pale tuffeau limestone beneath steep slate roofs, with carved dormers, stair turrets and sometimes water-filled moats: this is the pleasure architecture of the Renaissance and the classical age. In the Sologne and the Loiret, red brick, often patterned with glazed brick, marks the nineteenth-century hunting chateaux and lodges set among woods and ponds. The Berry offers fortified manor houses and plainer limestone chateaux; the Beauce and the Perche, residences of russet sandstone and brick attached to large farms.

Properties are generally sold with their outbuildings: an orangery, a chapel, a dovecote, stables, a gatekeeper's lodge, sometimes a tenanted farm or a plot of vines in the Touraine, Vouvray or Sancerre appellations. Landscaped parks, tree-lined drives and ornamental lakes are part of the value but also of the upkeep. Many chateaux in the region already run bed-and-breakfast, events or filming activities, which must be factored into the assessment of the buildings and the permits in place.

Areas and towns, department by department

In Indre-et-Loire, chateaux cluster around Tours, Amboise, Chinon, Loches and Azay-le-Rideau. Loir-et-Cher combines the Blois district (Blois, Chambord, Cheverny), the Sologne (Romorantin-Lanthenay, Lamotte-Beuvron) and the Loir valley around Vendôme. The Loiret brings together the Orléans district, the Loire valley from Sully-sur-Loire to Gien, the Orléans Sologne and the Gâtinais towards Montargis. In the Cher, buyers look around Bourges, in the Sancerre district and towards the Aubois valley; in the Indre, in the Brenne, in the Boischaut around La Châtre and Valençay, and around Châteauroux. Eure-et-Loir offers the Thymerais and Dreux districts to the north, the Chartres Beauce and the Perche around Nogent-le-Rotrou.

From Paris, the region is served by the TGV stations at Saint-Pierre-des-Corps, near Tours, and Vendôme-Villiers-sur-Loir; Orléans, Chartres, Bourges and Châteauroux are reached by Intercités or regional trains, with no TGV service. The A10, A71, A20, A85 and A19 motorways structure road travel. The Loire valley near Tours, Amboise and Blois, together with the hunting country of the Sologne, are the most sought-after areas; the Berry, the southern Indre and the eastern Cher offer more affordable chateaux, often with more land.

Points to check in the Loire valley and the Berry

The share of chateaux protected as historic monuments is high in the region: establish the exact status (classified, registered, or within the surroundings of a monument), because it governs works, processing times and the grants available. The Loire valley from Sully-sur-Loire to the Maine-et-Loire border is a UNESCO World Heritage site, and local planning documents include landscape requirements. The historic-monument tax regime involves conservation commitments and, in some cases, public opening, to be checked with an adviser before purchase.

Technically, each area has its own risks: underground cavities in the limestone hillsides of Touraine and the Blois district, flood zones along the Loire, the Cher and the Loir, clay soils prone to shrink-swell movement in the Sologne and the Beauce, damp basements in the valleys. Have roof structures, coverings and façades examined, and ask about the heating and drainage installations, which are often old on large residences. In the Sologne, also check hunting rights and any rights of way over forest tracks.

Chateau listings in Centre-Val de Loire come from private owners, agencies specialising in character properties and notaries; they can be filtered by department, price, living space and land area, and an e-mail alert notifies you of each new property.
