Looking for a chateau for sale in Indre-et-Loire means searching the heart of Touraine, between the Loire, the Cher, the Indre and the Vienne, in the department that holds a large share of France's Renaissance residences. The supply here is broader and steadier than in most rural departments: pleasure chateaux with turrets and moats, eighteenth-century chateaux with a central block and pavilions, former seigneuries converted into guest houses or event venues, sometimes with adjoining vineyards or woodland. Browse every chateau for sale listed by the private owners, agencies and notaries who entrust us with their Touraine properties.

This page gathers what you need to know before visiting: real price benchmarks for large residences in the department, the areas where chateaux are found, the particularities of tuffeau limestone buildings and the checks to carry out on a property that is often protected. To plan a heritage purchase from start to finish, read our guide to buying prestige property in France.

Price benchmarks for prestige homes in Indre-et-Loire

DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Indre-et-Loire, 89 sales were recorded from 2021 to 2025, with a median price of €690,000*, a floor/ceiling range (P10–P90) of €416,600 to €1,164,000 and a median of €1,944/m² of living space, for an average of 356 m² of living space and 17,149 m² of land. Across the Centre-Val de Loire region, the 2025 median stands at €591,500* (52 sales), against €822,000 in France in 2025 (981 sales).

What makes chateaux for sale in Indre-et-Loire distinctive

Tuffeau stone, slate roofs and pleasure architecture

Touraine buildings are recognisable by their tuffeau, a soft limestone quarried from the hillsides of the Loire and the Cher, which gives façades their pale colour and allows the carved decoration of dormers, pediments and chimneys. Roofs are almost always steeply pitched slate, with finials and tall chimney stacks. Renaissance and classical-period chateaux dominate, but the department also has remodelled medieval manor houses, nineteenth-century chateaux in neo-Gothic or neo-Louis XIII style, and gentlemen's residences that the local market readily calls "small chateaux".

Estates for sale frequently include outbuildings: U-shaped service wings around a courtyard, an orangery, a chapel, a dovecote, stables and sometimes a winery when the property lies in a wine-growing area. Cellars dug into the hillside and former troglodyte dwellings are part of the local heritage and are found on properties along the Loire and Cher valleys. The condition of roofs, joinery and tuffeau façades weighs heavily on value: the soft stone deteriorates wherever water is allowed to stand.

Areas and towns of Touraine

Chateaux are concentrated first along the Loire valley, from Amboise to Langeais by way of Vouvray, Montlouis-sur-Loire and Luynes, a UNESCO World Heritage area close to Tours. The Cher valley (Bléré, Chenonceaux, and Montrichard just across the Loir-et-Cher border) and the Indre valley (Azay-le-Rideau, Montbazon, Loches) form a second historic core. Further south, the Chinon and Bourgueil districts combine old residences with appellation vineyards, while southern Touraine around Loches, Le Grand-Pressigny and Descartes offers more secluded properties. To the north, the Gâtine tourangelle around Château-la-Vallière and Neuillé-Pont-Pierre remains more wooded and more discreet.

Access is one of the department's strengths: the TGV station at Saint-Pierre-des-Corps, on the edge of Tours, puts Paris-Montparnasse about an hour away, and the A10, A85 and A28 motorways serve the whole territory. The most sought-after, and therefore most expensive, areas are those of the Loire valley near Tours and Amboise; the Creuse and Claise valleys, the Richelieu district and the Loches area remain more affordable for a comparable size.

Points to check before buying a chateau in Touraine

Many Touraine chateaux are listed or registered historic monuments, or stand within the protected surroundings of one: exterior works, and sometimes interior works, then require the opinion or authorisation of the Architecte des Bâtiments de France and the regional heritage office (DRAC). The French historic-monument tax regime may allow certain restoration costs to be deducted, under strict conditions of public access, conservation and holding period, which should be verified before committing. The Loire valley UNESCO perimeter adds a management plan that municipalities take into account in their planning documents.

On the technical side, always ask for the condition of cellars and underground cavities: the department's limestone subsoil is known for them, and some municipalities have a cavity-collapse risk prevention plan. Also check the flood zoning along the Loire, the Cher and the Indre, the drainage system, the state of the roof timbers and slates, and the heating cost of often very large volumes. A survey by a heritage architect before making an offer is a reasonable expense given what is at stake.

Chateau listings in Indre-et-Loire are published by private owners, specialist agencies and notaries; you can filter them by price, living space, land area and outbuildings, then set up an e-mail alert to be notified of new properties as they come to market.
