A hunting property for sale in Val-d’Oise rarely comes as a large estate in one block. The three forests that shape the department, Montmorency, L’Isle-Adam and Carnelle, are state-owned, and the south of the department is heavily built up. What does come up lies mainly in the Vexin français to the west, where woods cap the hills and slopes above a plateau of arable farmland, and in the Plaine de France to the east, where game cover and copses matter as much as woodland. Wild boar and roe deer are found almost everywhere; red deer remain localised. This page brings together the hunting woods and shooting grounds for sale in the department, listed by private sellers, estate agents and notaires.

Directly below, a data block sets out the prices of forests sold in Val-d’Oise and across Île-de-France, together with the big game culls recorded by the French Biodiversity Agency (OFB). We then describe the two main kinds of ground in the department and the checks that matter for a hunting wood on the edge of Paris.

The price of a hunting estate in Val-d’Oise

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Val-d’Oise was €7,884/ha in 2025†, with an average of €7,945/ha, across 11 sales. Across 11 transactions, a handful of unusual sales is enough to move both median and average: these values are not truly representative of the local market and should be read against regional prices. In Île-de-France, the median reached €6,216/ha in 2025 across 106 sales, with an average of €7,269/ha; the national median was €4,936/ha. Over 2020-2025, the department recorded 57 sales at a median of €8,000/ha*.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Over 100 ha€7,361/ha320

Ponds trade at a very different level: with too few sales in Val-d’Oise, the benchmark is the regional median of €21,875/ha for ponds sold without buildings between 2020 and 2025.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, none in Île-de-France at that date. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Game in Val-d’Oise: official game bag figures

The game bag records published by the French Biodiversity Agency (OFB) measure hunting pressure and, indirectly, the presence of big game. In Val-d’Oise, 3,439 wild boar and 1,201 roe deer were taken in the 2024-2025 season, along with 98 red deer.

Hunting property for sale in Val-d’Oise: the Vexin français and the Plaine de France

The Vexin français: hilltop woods and partridge country

A regional nature park since 1995, shared with part of Yvelines, the Vexin français is a limestone plateau under a layer of silt, given over to cereals, from which wooded hills rise; the Buttes de Rosne are its highest point. The woods mix oak, sweet chestnut and hornbeam, and also run along the valleys of the Epte, the Aubette, the Viosne and the Sausseron. A hunting wood of a few dozen hectares on the edge of the plain offers mixed sport here: driven days for wild boar and roe deer in winter, grey partridge, pheasant and hare on the neighbouring stubbles.

The value of such a property depends on whether it connects with other woods and on the quality of its cover: hedges, grass margins and game crops hold the small game. Listed and protected sites are common in the Vexin; before planning a shelter or a hunting lodge, check what the local land-use plan (plan local d’urbanisme) and the site designation allow, and read our article on what you may build in a wood.

The Plaine de France and the state forests: ground under pressure

To the east, around Luzarches, Louvres and the outskirts of Roissy, the Plaine de France is a landscape of large cereal fields broken up by copses. Part of it lies within the Oise-Pays de France regional nature park. In the centre of the department, the state forests of L’Isle-Adam, mainly oak, Carnelle, shared between beech and oak, and Montmorency, where sweet chestnut is dying back from ink disease, are not for sale; hunting there is managed by the national forestry office (ONF). Private woods along their edges still benefit from their wildlife: wild boar, and occasionally red deer coming from the forest of Chantilly, pass through Carnelle.

In this area a private shooting ground often amounts to a wood of a few hectares, a patch of game cover on the plain or sporting rights over arable land. Being close to Paris sustains demand from local hunters, but it also brings walkers, which makes organising driven days harder. Since the act of 2 February 2023, entering a private rural or forest property without permission is a finable offence when its private status is physically marked, so mark your boundaries clearly.

Before you buy: sporting rights, game and fencing

Val-d’Oise is not subject to compulsory ACCAs (the municipal hunting associations that pool sporting rights in parts of France): the hunting right normally belongs to the landowner, who can shoot it, let it to a hunting club or pool it with neighbours. Ask which leases are running and when they expire. For a wood under 4 ha, owners of adjoining woodland must be notified of the sale under the neighbours’ right of first refusal on woodland; in pre-emption zones for sensitive natural areas, the Département may also step in as buyer.

The cull plan sets the number of roe and red deer to be taken; wild boar damage to cereal crops in the Vexin and the Plaine de France is compensated by the hunters’ federation, and a ground that culls too little can be asked to contribute. Finally, any fence put up in a natural area since 1993 must be brought into line before 1 January 2027: mesh raised 30 cm above the ground, height capped at 1.20 m, free passage for wildlife. Our article on the French fencing act sets out the exceptions and the steps to take.

On ma-propriete.fr, hunting woods and shooting grounds in Val-d’Oise are listed by private sellers, estate agents and notaires; sort them by size or price and save an email alert, as such properties are scarce near Paris. For a mainly woodland purchase, see our woods and forests for sale in Val-d’Oise; for a larger ground, look at hunting properties in Yvelines and all hunting estates for sale in Île-de-France.
