Their median asking price is €94,000 for a median size of about 2.6 ha. Morbihan’s large ponds reflect a long history of harnessing water. Lac au Duc, a reservoir on the Yvel created in the 13th century by the Dukes of Brittany between Ploërmel, Taupont and Loyat, drove flour mills and then a small hydroelectric plant before becoming a leisure centre where anglers fish for pike and zander. In the state forest of Pont-Calleck, across Berné, Plouay and Inguiniel, a lake lies below a château above the valley of the Scorff, a salmon river; forest and valley together form a Natura 2000 site. To the north, Lac de Guerlédan, held back by a dam built on the Blavet between the two world wars, stretches between Saint-Aignan, Sainte-Brigitte and Côtes-d’Armor; close by, the Forges des Salles, founded in the 17th century by Henri II de Rohan in the Quénécan forest, have kept the ponds that once powered their machinery.
None of these sites is for sale, but they explain the shape of the private market: mill ponds on the Oust, the Yvel, the Blavet or their tributaries, ornamental manor ponds, and small ponds dug in the damp meadows of the interior. The Nantes–Brest canal, which crosses the department via Rohan, Josselin and Malestroit, and the canalised Blavet from Pontivy to Hennebont add waterside houses, but no private ponds as such.
On the coast, the Breton word “loc’h” means a coastal pond or brackish lagoon. At Guidel, the Petit and Grand Loc’h lagoons form a regional nature reserve combining dunes, reclaimed polder and marshland. The Gulf of Morbihan, designated a regional nature park, still has former salt pans and tide mills whose ponds fill at every high tide. A private property with a pond on the Gulf does come up now and then, but the water is brackish and controlled by sluices, and the coastal protection law (loi Littoral) strictly limits any building or extension: have the planning rules checked before you even view.
Buyers fall into two camps. The first and most common is residential: a house or former mill with a pond, within reasonable reach of Vannes, Lorient or the coast, as a main or second home. The second is the angler or shooter looking for land with a pond on the edge of woodland; the hunting estates in Morbihan suit this profile better when the wooded ground matters more than the water.
Either way, checks begin with the water right. For a mill pond, ask for the deed or water regulation that sets the height of the impoundment; for a pond dug in the 20th century, proof that it was declared or authorised under French water law. If the pond dams a classified watercourse, the owner may have to provide free passage for eels and trout, which can be expensive. As for the structures, look at the condition of the dam and bottom sluice, any coypu burrows and the depth of silt; in summer, shallow ponds warm up quickly and encourage cyanobacteria blooms, a common problem on Breton lakes.
