Searching for a forest for sale in Seine-Saint-Denis almost always leads to the same conclusion: the department’s woods are essentially public, and the rest of its territory is built up. The Bondy regional forest, in Clichy-sous-Bois, Montfermeil and Coubron, the Bois Saint-Martin in Noisy-le-Grand, the Bernouille wood in Coubron and the Poudrerie forest park, on the site of the former Sevran-Livry national powder works, make up most of this heritage. None of them is for sale: the closest thing you can buy is a treed plot sold with a house. For a genuine woodland plot to buy, you will need to look beyond the department, starting with Seine-et-Marne and Val-d’Oise.

The department has virtually no private woodland for sale: the ma-propriete.fr forest price observatory, built from DVF data, does not record enough sales there to publish a price. The useful benchmarks are Île-de-France as a whole, where the median price of a hectare of forest was €6,216/ha in 2025 across 106 sales, and the outer departments, where most of the region’s woodland for sale is found.

The Bondy regional forest is the last remnant of a once much larger forest, eaten away by medieval clearance and then by urban growth in the 19th century. Acquired gradually by the Region from the late sixties onwards and managed by its green spaces agency, it combines oak, sweet chestnut, hornbeam, beech and maple with alder and willow around ponds fringed with reed beds; its classification as a protection forest (forêt de protection) shields it permanently from clearance.
The Bois Saint-Martin in Noisy-le-Grand long remained a family property before being acquired by the Region, which opened it to the public: oak and hornbeam surround ponds and sphagnum wetlands. In Coubron, the Bernouille wood completes this group; in Sevran and Livry-Gargan, the Poudrerie forest park occupies the site of the former national powder works. Several of these woods, together with departmental parks such as the Sausset and Georges-Valbon parks, form a Natura 2000 site selected for its birds, from the little bittern to the black woodpecker, a rarity in the middle of a conurbation.
On the market, you will find little more than wooded land next to a suburban house, the end of a garden on the edge of the Avron plateau or the Aulnoye hillsides, or a leisure plot on the banks of the Marne. These properties sell at residential prices, out of all proportion to those of a productive woodland plot, and their vegetation is often protected. A protected woodland area (espace boisé classé) in the local urban plan cannot be cleared to build; its trees can only be felled after a declaration to the town hall, and the proximity of a Natura 2000 site may require an impact assessment for some works.
Check the ground as well: the east of the department, from Coubron to Livry-Gargan and Gagny, was dug with gypsum quarries, and a ground-movement risk prevention plan may apply to the plot. Wild boar, for their part, frequent the woods in the east of the department.
