An equestrian gîte is priced first on its living space (the owner's home and the letting units), then on its grazing and equestrian facilities. The rural house market therefore gives the first benchmark, with land second.

In 2025, the median French country house sold for €189,200 (up 4.0% on the year), or €1,830 per m², across more than 150,000 sales; 80% of transactions fell between €90,000 and €340,000. Large buildings of over 300 m², common among group gîtes and estates with several lets, form a separate segment: 981 sales in 2025 at a median of €822,000. For grazing, our DVF statistics (vineyards excluded) show a median of €5,307/ha in 2025 across 14,328 sales, and the SAFER group's 2025 figures give €6,460/ha for land and pasture with vacant possession.

On 24 September 2026, the 30 equestrian gîtes listed on this page had a median asking price of €852,000, half of them between €595,000 and €1,250,000, with a median land area of 9.5 hectares. Few are below €500,000: several letting units, stables and paddocks put them well above an ordinary country house, and over a third are priced above €1 million. What makes a successful gîte with stables

Accommodation, boxes and overnight paddocks

An equestrian gîte welcomes riders and their horses alike. For guests, that means self-contained gîtes, bed and breakfast rooms or a group gîte for trail riders, with shared living space, a dining area and sometimes a table d'hôtes. For horses, it means secure boxes or overnight paddocks, water, hay on hand, a tack room for riders' equipment and easy access for horseboxes and trailers. An arena lets you add lessons or clinics, and well-fenced fields take in livery horses when the trekkers have moved on.

Regions and riding trails

Much of a gîte's success depends on its position on long-distance riding trails and in tourist areas. The south-west, the Massif Central, Burgundy, the Pays de la Loire and Brittany offer networks of waymarked routes and a steady flow of trail riders, while mountain and coastal areas also attract non-riding families who fill the calendar outside the riding season. Specialist labels, such as Cheval Étape, identify accommodation equipped for riders and their horses.

Formalities for running a gîte in France

Letting a gîte requires registering it on the national online register, compulsory since 20 May 2026, and displaying its number on every listing, collecting the tourist tax and, if you wish, having it officially classified from one to five stars; minimum energy-performance ratings also apply and tighten until 2034. Bed and breakfasts are limited to five rooms and fifteen guests, and a group gîte sleeping more than fifteen falls under the rules for premises open to the public. Taking in visiting horses means declaring the premises to the IFCE (French Horse and Riding Institute). Buying an equestrian gîte: a lifestyle and a business

Before buying, examine the accounts of the existing business: occupancy rate, nightly prices, the share of riders among guests, online reviews and bookings already taken. Separate the value of the property from that of the business, which depends heavily on the owner's personality and rarely transfers well without a handover period. Check that the accommodation complies with regulations, especially private drainage systems, common in the countryside, which must have been inspected within the three years before a sale, and that conversions of former farm buildings were authorised.
