Here, the price of a house with land for horses depends above all on the house and its distance from the coast: for the same acreage, a property near the Gulf costs far more than a farm inland. The quality of the grassland and the state of the boxes then make the difference. Two public benchmarks help to place the price of an equestrian property: the value of land and pasture, which carries the acreage, and the price of country houses, which carries the buildings; asking prices of listings complete the picture.
In 2025, 293 farmland sales were recorded in Morbihan (DVF data, vineyards excluded): the median price was €5,507/ha and the average €5,980/ha, with 80% of sales between €3,748 and €9,162/ha. Over four years, the median changed by +13.9% compared with 2021. The 2025 SAFER scale values land and pasture sold with vacant possession in Morbihan at €5,360/ha (+3.7% over one year). By local farming area, values range from €4,930/ha (Bretagne centrale) to €5,890/ha (Région nord). Benchmarks stand at €5,500/ha in Brittany and €5,307/ha nationally.
For the buildings, the benchmark is the country house: 3,576 sales in rural communes of Morbihan in 2025, at a median of €220,000 and €2,141/m², compared with €210,000 in Brittany and €189,200 nationally. For homes of over 300 m², common on larger estates, the regional median reaches €797,000 across 340 sales recorded from mid-2020 to the end of 2025.

The table shows farmland close to the Brittany average and a little above the national one, so grazing remains affordable. Bretagne centrale, around Pontivy, has the lowest values in the department and the « Région nord » farming area the highest. Most equestrian properties here are houses with land for horses: a longère or a more recent house, a few boxes fitted into an outbuilding, a tack room and a hectare or more of grassland divided into paddocks. They are found mainly in the hinterland of Vannes and Auray, around the Landes de Lanvaux, between Ploërmel and Josselin and in the Pontivy area. The best-equipped add an arena, a field shelter in each paddock and a hay barn; those near the coast offer less land for a higher price.
Before viewing a house with stables in Morbihan, ask for the area actually under grass, the type of fencing and the water supply to each paddock. Breton soils, often shallow over granite or schist, become waterlogged in winter: a hard-standing turnout area and a covered wash bay stop the ground around the boxes turning to mud for months.
Less common, livery yards with an indoor school, arena and horse walker tend to be near the larger towns, where their clients live. A livery yard for sale in Morbihan is judged on how many boxes are let, the quality of the arena surface and the grazing available for turnout. Equestrian centres and pony clubs for takeover also appear, with clubhouse, school horses and pupils. Horse farms and gîtes aimed at trail riders make the most of inland tracks, from the Landes de Lanvaux to the Blavet valley. Breeding studs are offered less often.
The Haras national d'Hennebont, on the Blavet, recalls the place of draught horses in Brittany, notably the Trait Breton and the Postier Breton. The Gulf of Morbihan and the coast, from Lorient to the Rhuys peninsula, concentrate demand and prices. The Landes de Lanvaux, a long ridge of heath and woodland north of Vannes, keep meadows and tracks suited to trail riding. Further north, the Pontivy area and the Blavet valley belong to the more agricultural Bretagne centrale, while the east of the department centres on Ploërmel.
Morbihan has TGV stations at Vannes, Auray and Lorient, on the Paris-Quimper line. The N165 follows the coast from Nantes to Lorient and on to Quimper, and the N24 links Ploërmel and Lorient with Rennes. A rider working in Vannes or Lorient often looks just inland, while buyers from further afield accept more remote spots.
On the coast and around the Gulf, the coastal protection law (loi Littoral) severely limits new building, making it hard to add an indoor school or stables, and some low-lying areas are exposed to marine flooding. Inland, wetlands, common on valley floors, are protected, and filling them in to create an arena requires a procedure under water law, with no guarantee of approval. On land zoned for farming in the local plan (PLU), any building for horses must be justified by a business. Recent dry summers have also shown the value of a reliable water source.
A house sold with rented fields does not carry those fields with it: only the land the seller owns changes hands. To keep the rest, you will need a new lease with each landowner, and each is free to refuse. The seller's lease will not pass to you, except for a rare transferable lease (bail cessible) or particular cases within the close family. If farmland is included, the SAFER can exercise its right of pre-emption; livery or breeding normally counts as an agricultural activity, and its size determines whether you join the MSA.
