The region ranks among France's leading pig areas, and a pig farm for sale in Pays de la Loire almost always sits inside a structured supply chain: producer groups, feed mills, abattoirs and curing plants are all within lorry distance. The businesses shown here reach us from farmers handing over, cooperative advisers, agencies specialising in rural property and notaries; each states how the unit is run, the number of places, the age of the buildings and the contracts in force. They round out the national picture of pig farms for sale.

Use this page as a footing before the visit: the level of regional land values, the departments where handovers surface, a way of reading the buildings and the checks the sector imposes. The route through a first setting-up project, from funding to the agricultural qualification, is developed in our white paper « Créer une exploitation agricole » (in French).

Farmland prices around a pig farm in Pays de la Loire in 2025

Land value drives much of the asking price for a pig farm. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,267/ha in Pays de la Loire, an average of €3,842/ha and 1,873 sales; 80% of transactions settle between €1,990 and €6,500/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €4,100/ha for 2025, moving +1.5% over a year and +11.7% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

In this market, value is decided somewhere other than the hectare count. It rests on farrowing, weaner and finishing places, on the condition of the slats and under-floor pits, on how ventilation and heating are controlled, on slurry capacity measured against the spreading area under agreement, on the genetics and health status of the sows, on whether feed is milled on site, and finally on the contract securing the outlet for the animals. Our financial calculators help assemble the takeover plan, while our land price observatory puts the land back into its market.

What to look at on a pig farm for sale in Pays de la Loire

Buildings, equipment and breeding stock

The regional stock is dominated by slatted houses, frequently split across separate sites for farrowing, weaning and finishing, with a few holdings run on straw or under an outdoor specification. On the visit, check the structure and roofing, the state of the slats and under-floor pits, how ventilation is regulated, the heating in farrowing rooms, the feed delivery system and the quality of the water and electrical networks. How far the welfare upgrade has gone, notably on group housing for gestating sows, clearly separates units ready to run from those implying building work first.

Breeding stock is costed on its own: sow numbers, replacement rhythm, technical results and above all health status, which conditions continued deliveries. Add the feed mill and its bins, the slurry equipment, the silos and the herd software, rarely trivial items. Where a holding comes with a dwelling and land, always ask for the price to be split between the production tool, the sow herd, stocks and property: depreciation periods and the guarantees lenders expect bear no comparison from one heading to the next.

The region's five departments

Mayenne (53) is the pig heartland of the region: a high density of units, feed mills and western abattoirs close at hand, and regular handovers driven by the age profile of the profession. Sarthe (72) extends that fabric eastwards, with holdings that often combine pigs and cereals, more affordable land and a long charcuterie tradition around Le Mans that sustains local outlets.

Maine-et-Loire (49) blends pig units, arable land and specialist crops; supply is more scattered, and land values swing sharply with proximity to the Loire valley and the horticultural belt. Vendée (85) has a clearly identified sector, backed by curing houses and the local ham, with sometimes sizeable holdings in the bocage and indoor systems predominant; pressure on land is real there, particularly towards the coast.

Loire-Atlantique (44) shows the most contrasted picture: a few units in the north of the department, towards Châteaubriant and the Ancenis country, but strong competition from dairying, vegetable growing and above all from urban growth around Nantes, which lifts land prices and complicates extension projects. Keep in mind that the better opportunities often lie inland, where unit density remains sufficient to reach technical services without suffering the residential pressure of the urban and coastal fringes.

Effluent, permits and neighbours

A pig unit sits within the classified installations regime, with three tiers according to numbers: declaration, registration or authorisation, each carrying its own requirements, and the prefecture must record the incoming operator. Ask for the applicable order, which caps herd size and frames effluent storage: in a region largely designated as a nitrate vulnerable zone, store capacity, spreading windows and the areas agreed with neighbours belong among the first things to investigate, before price is even discussed.

Neighbours are the second subject. Statutory distances from dwellings bound any future extension, and odour complaints feed disputes wherever housing has crept towards the sites. Check the planning zoning, whether any appeal is pending and the state of air treatment. On health matters, the entry room, a set-back loading bay and a working biosecurity plan must be operational from day one of the takeover.

Contracts, companies and handover terms

Most pig buildings offered in the region work with a producer group or under an integration contract: feed, sometimes the animals themselves, and marketing all pass through the organisation. Before committing, find out how long the contract still runs, how the group approves an incoming farmer, what share of price risk will fall to you and whether shares in the organisation must be bought. A technically sound unit whose outlet is not confirmed remains a fragile proposition, however good the buildings.

Holdings are frequently owned through a company, often a GAEC: the handover then takes the form of a share transfer, calling for an audit of the accounts, a warranty over assets and liabilities and close attention to outstanding loans. As soon as land is involved, the structures control and SAFER's pre-emption right apply, and rural leases continue with the landlord's agreement. Set the timetable with the seller if you are claiming setting-up support.

The properties presented come from selling farmers, rural estate agencies and notarial offices, with varying levels of detail. Combine the filters on price, area and type of unit to target what genuinely matches your plan, and schedule an alert so a new listing does not pass you by. You can also sweep more widely through the farms for sale in Pays de la Loire.
