The properties listed as a sheep farm for sale in Pays de la Loire are working ovine units, flock and buildings included, not former sheepfolds converted into homes. The region holds a solid place in western French sheep farming, with well-established local breeds, indoor lambing and grass-based systems built on hedged farmland. The entries published here reach us from farmers organising their succession, from rural estate agencies and from notaries; they state flock numbers, forage area, equipment and buildings. They complete our selection of sheep farms for sale.

This page carries the decision-making material a listing never contains: what grassland and farmland are worth in the region, which departments account for most ovine handovers, how to judge a livestock building and which checks to run before buying. To prepare a setting-up project, our white paper « Créer une exploitation agricole » (in French) sets out the path to follow.

Farmland, pasture and rough grazing prices in Pays de la Loire in 2025

Land weighs heavily on the budget for a sheep farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Pays de la Loire at €3,267/ha in 2025, with an average of €3,842/ha over 1,873 sales. Eight transactions in ten settle between €1,990 and €6,500/ha, where the national median is €5,307/ha.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €4,100/ha for 2025, +1.5% in a year and +11.7% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

On a sheep holding here, value is built well beyond the hectare count. It rests on the sheepfold and its bedded area, the handling race and loading dock, the genetics of the flock, how lambing is spread through the year, the fencing of a hedged field pattern, the forage stocks and the marketing arrangements in place. Compare those with the references in our land price observatory, then check that your figures hold up in our financial calculators.

What sets sheep farms for sale in Pays de la Loire apart

Buildings, working equipment and flock

A livestock building is judged on its real capacity at lambing, the moment when space always runs short. Measure the bedded area available, the height under the frame, ventilation, natural light, whether demountable lambing pens are in place, access to straw and forage storage and the width of the feed passages. Many local sheepfolds occupy older buildings extended over successive takeovers: the assembly often works well, but the frame, the roof covering, the electrics and the ease of mucking out deserve inspection before you accept the asking price.

The flock calls for the same rigour: ewe and ram numbers, breeds present, prolificacy, replacement rate, health qualifications and veterinary follow-up. A holding handed over with its fencing, its shearing equipment, its sorting gates and its forage stocks saves the buyer a whole season. Where the listing bundles the house, the land and the ewe flock, ask for a clear breakdown: farm buildings, dwelling, animals and land belong to separate markets and are not financed in the same way.

The five departments of Pays de la Loire

Vendée (85) is the region's leading sheep department, with numerous flocks rooted in a long breeding tradition, well-sized buildings and a local breed that carries the department's name. You will find both specialised units and holdings combining ewes, crops and cattle, generally on a field pattern that lies close to the farmstead. Maine-et-Loire (49) shows a more mixed profile: flocks sit alongside vines, orchards, specialised field crops and cattle, on land whose price varies sharply according to what it can be used for.

To the north, Mayenne (53) and Sarthe (72) continue the cradle of the Maine sheep breeds, across dense hedged country rich in grass and hedgerows, where sheep frequently complete a dairy or suckler unit. Holdings on offer there are often family-sized and sold with the house and outbuildings, which suits new entrants as much as established farmers looking to expand. Their relative distance from the larger cities keeps land prices more affordable than along the coast.

Loire-Atlantique (44) presents the sharpest contrasts. Ewes there maintain wet meadows, marshland and natural sites for which extensive grazing remains the best management tool, while the pull of Nantes and Saint-Nazaire tightens the land market and thins out the holdings available. Farms that do change hands often rely on direct selling and on an urban customer base. Across the region as a whole, the pace of new listings follows the pace of retirements, which makes patient watching and an alert genuinely useful.

Outlets, marketing and the shape of the working year

In western France lamb usually leaves through a producer group or a cooperative, on a delivery calendar that shapes the whole management of the flock. Ask the seller about the regularity of batches, the age and finish of lambs at sale, any quality label or organic certification involved, and how membership passes to the new operator. Holdings that sell part of their output locally, at the farm gate or on markets, hand over a customer base and sometimes a cutting room, both of which should be valued separately.

How the work is organised matters as much as the economics. A flock run over three lambing periods fills the calendar quite differently from a single-period system, and the position of the grazing blocks around the farmstead decides how much time is spent on the road. Allow for shearing, foot care, rotational grazing and the need for seasonal help. A system already running smoothly, with its routines and its suppliers, is taken over far more calmly than one that needs rebuilding.

What to verify before signature

Depending on flock size and housing, the unit falls under departmental health regulations or under the classified installations regime, the French permitting system for livestock sites: have the applicable regime confirmed and read the prefectural order, particularly the distances to neighbouring dwellings, a sensitive point in inhabited hedged country where houses have crept closer to farms. Ask for health reports, flock qualifications and abortion monitoring. On the buildings, check planning consents, waste water compliance, manure storage capacity and whether the spreading plan fits the land actually farmed.

Land in the region is largely rented. The rural lease continues with the buyer subject to the landlord's agreement, and the transaction remains subject to the structures control, the French authorisation regime for taking over farmland, and to SAFER's pre-emption right, which is very active on this market. Check where the grazing blocks lie, any grazing agreements over land held by local authorities or nature conservation bodies, and the state of the fencing, whose renewal is a cost buyers often underestimate.

This regional list is fed by properties entrusted by outgoing farmers, by rural property firms and by notarial offices. Select a department, a size range or a budget, create an alert so that you hear about a new offer as soon as it appears, and widen your search to the farms for sale in Pays de la Loire.
