Buying a sheep farm for sale in Occitanie means taking over a business in operation, with its ewes, its buildings and its grass, not restoring an old sheepfold to live in: the distinction is worth making straight away. France's leading sheep region brings together ewe's milk production on the great limestone plateaux and the Lacaune hills, meat flocks in the Pyrenees and the scrubland, and valley flocks kept alongside other productions. Listings are entrusted to us by farmers preparing to step back, by rural property specialists and by notarial offices. You will find them within our sheep farms for sale.

This page adds what a listing leaves out: what pasture, rough grazing and farmland are worth here, which departments genuinely feed the market for ovine handovers, what to look for inside a livestock building and which checks must come before signature. Anyone assembling a setting-up file will find the route mapped in our white paper « Créer une exploitation agricole » (in French).

Farmland, pasture and rough grazing prices in Occitanie in 2025

Land weighs heavily on the budget for a sheep farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Occitanie at €7,015/ha in 2025, with an average of €7,653/ha over 995 sales. Eight transactions in ten settle between €3,913 and €11,825/ha, where the national median is €5,307/ha.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €7,260/ha for 2025, -0.3% in a year and +6.1% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

Acreage alone never places the value of an Occitanie sheep holding. Just as much depends on the sheepfold and its real capacity, the milking parlour and dairy where milk is sold off the farm, the handling equipment, the genetics and health level of the flock, the lambing calendar, the fencing, the water resource, the rights held over mountain pasture and rough grazing, and the contract or customer base that absorbs the output. Measure those against the data in our land price observatory, then put them to the test in our financial calculators.

What sets sheep farms for sale in Occitanie apart

Sheepfold, milking parlour and flock

The building shapes the workload as much as the result. Look at covered area per ewe, ventilation in a bedded shed that is often long and low, the roof frame, rainwater handling, straw and forage storage, and how easily manure can be taken out. Dairy units add a milking parlour, a bulk tank, a wash room and sometimes an approved cheese room: their technical condition and compliance explain much of the price gap between two holdings of similar size. A well-placed loading dock and sorting pens are worth far more in daily use than they cost to build.

On the livestock side, ask for ewe and ram numbers, the breeds present, milk records or lamb conformation, the replacement rate and the official health qualifications. A sheep holding handed over with its shearing gear, its fencing and its milking equipment spares the buyer an immediate outlay that is hard to absorb. Where the sale bundles the house, the land and the flock, insist on a detailed split: the rural housing market and the market for a production tool do not follow the same rules.

The thirteen departments of Occitanie

Aveyron (12) dominates regional sheep farming with the dairy ewes of the Roquefort collection area, buildings sized for milking and a supply chain organised around the protected designation. Tarn (81) extends that area across the Lacaune hills, where ewe's milk sits alongside hillside meat flocks. Lozère (48) combines dairy farming on the causses with meat production on the Aubrac and Margeride uplands, with extensive rough grazing and long winters. Hérault (34) brings the southern tip of the Larzac plateau and grazed scrubland, on holdings where grass is carefully counted.

The Pyrenean chain forms the second group. Hautes-Pyrénées (65) and Ariège (09) rely on hardy mountain breeds, a summer move up to high pasture and farmsteads set on the valley floor. Pyrénées-Orientales (66) takes flocks up into the Cerdagne and Capcir after wintering lower down, among vines and orchards. Haute-Garonne (31) bridges the two, with pastoral foothills to the south and, further north, sheep units attached to the arable land of the Garonne valley.

Then come the departments where sheep complete other productions. Lot (46) raises farm lamb on the Quercy causses, in buildings that are often old but well placed for direct selling. Gard (30) mixes scrubland, the Cévennes and a summer move to higher ground, with strong pressure on land near the coast. Aude (11) blends the Corbières, the Montagne Noire and its cereal plain. Gers (32) and Tarn-et-Garonne (82), more given to crops and waterfowl, mainly offer small flocks on diversified holdings, regularly sold together with the dwelling house.

Ewe's milk, quality labels and outlets

In Occitanie the outlet often carries as much value as the buildings. A unit delivering to a cheese company in the Roquefort collection area is assessed with its contract, its reference volume and its distance from the collection round; before making an offer, the buyer must confirm how that reference passes to the new operator. Farmhouse units that process on site and sell locally are valued with their approved workshop, their product range and their customers, which calls for a look at trading figures and at how far the business depends on a handful of outlets.

For meat, lamb is sold depending on the area under a quality label, organically, through a producer group or direct from the farm, and each route brings its own specification, lambing calendar and finishing constraints. Ask the seller about the regularity of batches, the weight and age of lambs delivered, and how wool and shearing fit the year. A system properly matched to its market changes hands far more easily than a flock offered with no identified outlet.

Checks that should not wait

The administrative regime depends on flock size and housing: many units fall under departmental health regulations, others cross into the classified installations regime, the French permitting system, with distance and effluent requirements set out in the prefectural order in force. The health record, with flock qualifications and veterinary follow-up, should be requested in writing. On buildings, check planning consents, waste water, manure storage capacity and whether the spreading plan matches the land available, particularly on the causses where water is constrained.

Land here mixes ownership, tenancy and collective use. The rural lease continues with the new farmer subject to the landlord's agreement, and the sale remains subject to the structures control, the French authorisation regime for taking over farmland, and to SAFER's pre-emption right. Check grazing agreements, membership of any pastoral group and the pastoral areas declared, since part of the support payments rests on them. Where predation occurs, flock protection and guard dogs also engage the farmer's liability.

This Occitanie selection turns over as retirements come round, with properties entrusted by their owners, by rural agencies and by notaries. Narrow by department, by area or by budget, set an alert to follow new offers, and carry your search on among the farms for sale in Occitanie.
