Every sheep farm for sale in Nouvelle-Aquitaine shown here is a working business, with its buildings, its flock and its grass, rather than an old stone sheepfold converted into a house. The region runs from the Basque and Béarn summer pastures to the Limousin plateaux, from the coastal marshes to the hills of Poitou, so the holdings on offer differ widely. They are entrusted to us by farmers preparing a handover, by rural property firms and by notaries; each entry states flock size, meat or dairy orientation, the buildings and the land that goes with them. All of them sit within our national selection of sheep farms for sale.

Beyond the listings, this page gathers the benchmarks that are hardest to find when a decision is close: the value of regional pasture and rough grazing, the departments where ovine handovers occur most often, the condition of the livestock building and the sector-specific checks. If you are building a setting-up project, our white paper « Créer une exploitation agricole » (in French) sets out the administrative and financial steps.

Farmland, pasture and rough grazing prices in Nouvelle-Aquitaine in 2025

Land weighs heavily on the budget for a sheep farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Nouvelle-Aquitaine at €4,538/ha in 2025, with an average of €5,135/ha over 2,103 sales. Eight transactions in ten settle between €2,500 and €8,190/ha, where the national median is €5,307/ha.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €5,770/ha for 2025, +5.5% in a year and +7.1% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

On a sheep holding, acreage explains only part of the asking price. Weight also falls on the sheepfold and its straw-bedded area, the handling race and loading dock, the genetic quality and age profile of the flock, how lambing is spread through the year, the fencing, water access, the grazing rights attached to mountain pastures and the strength of the outlets, from livestock traders to direct sales. Set those elements against the figures in our land price observatory, then test their effect on your funding plan with our financial calculators.

What sets sheep farms for sale in Nouvelle-Aquitaine apart

Buildings, handling equipment and flock

A visit begins inside the sheepfold: space available per ewe, height under the roof frame, ventilation, daylight, condition of the roof covering, floor type and how manure is handled on the bedded area. Next comes everything that saves time day after day, a handling race, a turnover crate, sorting pens, a loading dock a lorry can reach, and forage and feed stored under the same roof or within easy reach. On the dairy holdings of the Basque Country and Béarn, the milking parlour, the bulk tank and the cheese room form a unit whose age or compliance clearly moves the asking price.

The ewe flock deserves as much scrutiny as the walls: actual numbers, breed and aptitude, replacement rate, health status, one or several lambing periods a year, breeding results. A holding handed over with its rams, its shearing equipment and its permanent fencing spares the buyer a run of immediate purchases. Where a dwelling house and land are included, ask for an item-by-item breakdown: farm buildings, housing, livestock, machinery and land follow different valuation logics and different markets.

The twelve departments of Nouvelle-Aquitaine

Pyrénées-Atlantiques (64) is the ovine heart of the region: local breeds milked for cheese, farmhouse dairies, the Ossau-Iraty protected designation and the spring move up to the mountain pastures, on holdings often split between a valley base and high rough grazing. Further north, Corrèze (19), Creuse (23) and Haute-Vienne (87) form a leading grass-based meat area, where lamb is frequently sold under a quality label and permanent pasture dominates the landscape; these three Limousin departments carry a large share of regional sheep handovers, on units a young entrant can realistically finance.

In the former Poitou, Deux-Sèvres (79) and Vienne (86) readily combine a sheep unit with arable crops or cattle, housing the flock indoors and concentrating lambing to meet a delivery calendar. Charente (16) follows a similar pattern across its hills and woodland, where grass complements cereals and vines. In Charente-Maritime (17), part of the flock grazes coastal marshes and wet meadows, hard to work with machinery but kept open by the animals; land there is contested between productions, which limits how many sheep holdings reach the market each year.

In the south-west, Dordogne (24) and Lot-et-Garonne (47) offer medium-sized flocks on hillsides and valley floors, frequently alongside another production or a farm tourism activity. Gironde (33) and Landes (40) have few specialised units: sheep there mainly graze heathland, woodland edges and neglected plots, in a logic of landscape management, organic conversion and short supply chains. Across those four departments, a family-scale holding sold with its house matches available supply better than a large specialised production tool.

Grass, rough grazing and how the flock is run

Much of a sheep holding's value rests on its forage system. Look at the split between permanent and temporary pasture, harvesting potential, how far the blocks lie from the farmstead, the water points and the state of the fencing, whether permanent or portable. In Limousin and Poitou, forage self-sufficiency turns on the ability to build stocks in dry years; in the Basque and Béarn mountains it also depends on access to high-altitude ground and on the timing of the move up and back down.

Ask too about shepherding and flock protection, which weigh on working hours and on the equipment to budget for. Dogs, night pens and the way batches are organised change the economics of a takeover, particularly on rough grazing. Finally, compare the stocking rate actually practised with the grazing and mountain support schemes, whose calculation rests on the eligible areas as the outgoing farmer declared them.

Points to check before committing

Sheep units usually fall under the departmental health regulations rather than the classified installations regime, the French permitting system for livestock and industrial sites, but the threshold shifts with flock size and housing type: have the applicable text confirmed and read the prefectural order before making an offer. The health record deserves close reading, with the vet's reports and the flock's official qualifications, notably for brucellosis, maedi-visna and abortion. On the buildings, check that planning consents are in order, that effluent storage is adequate and that the spreading plan matches the land genuinely available.

Land brings its own set of questions. Part of the pasture and rough grazing is usually rented: the rural lease continues with the buyer subject to the landlord's agreement, and the transaction goes through the structures control, the French authorisation regime for taking over farmland, and through SAFER's pre-emption right. Where the holding uses mountain pastures or collective grazing, membership of the pastoral group and the grazing agreements transfer under their own rules: ask for them in writing before signature.
