Looking for a sheep farm for sale in Pyrénées-Atlantiques means, on this page, a working unit — milking or suckler ewes, buildings, meadows, rights over the summer pastures — and not a mountain building restored as a home, a quite separate market we do not cover here. The department is France's leading dairy sheep area, from the Basque interior to the Béarn valleys, with a dense cheese sector and a living tradition of mountain grazing. The holdings we publish are entrusted to us by farmers handing over, by rural property firms and by notaries, with numbers, management and forage base set out. They join our sheep farms for sale.

Beyond the particulars, this page gathers the level of local land, meadow and rough grazing values, the valleys where a holding still comes free, how to judge a milking building, and the checks that come with a system leaning on the mountain. Our white paper « Créer une exploitation agricole » (in French) sets out the setting-up route.

Farmland, pasture and rough grazing prices in Pyrénées-Atlantiques (64) in 2025

Land weighs heavily on the budget for a sheep farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Pyrénées-Atlantiques (64) at €7,931/ha in 2025, with an average of €8,512/ha over 90 sales. Eight transactions in ten settle between €5,000 and €11,950/ha, where the national median is €5,307/ha.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €7,880/ha for 2025, -2.5% in a year and -1.6% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

Owned area explains the price gaps poorly here. What counts first is the fold, the sheep milking parlour, the bulk tank and, where it exists, the approved dairy and ripening cellar, then handling facilities, the loading dock and grass harvesting machinery. Then come the flock, its dairy genetics and health status, access to summer pasture and to the shepherds' huts, and finally how the milk is valued, sold to a cheese company or made and sold on the farm. Place those items with our land price observatory, then test them in our financial calculators.

What sets a sheep farm for sale in Pyrénées-Atlantiques apart

Milking building, flock and local breeds

Fabric combines valley sheep houses, often attached to the dwelling, with newer structures built for wintering and milking. Inspection starts with the milking block: number of units, automatic cluster removal, milk line, tank and dairy room, electrical compliance and water quality. Next comes the sheepfold itself, air volume, ventilation, bedded area per ewe, lambing pens, hay kept under cover and how muck leaves the building. An approved farm dairy with its ripening cellar changes the reading of a property entirely and calls for checks on its licence, its condition and its real capacity.

The flock is the second asset. Local breeds — Manech red face, Manech black face, Basco-béarnaise — suit the terrain and a transhumant system; a buyer looks at ewe and ram numbers, milk recording results, the age profile, replacement rate and health qualifications. Lying inside the Ossau-Iraty protected designation of origin carries a set of rules the new owner must be able to meet from the first season. Where the ewe flock is sold together with the house, insist on a detailed breakdown of the price.

Basque country, Béarn and foothills: where supply sits

The Basque interior holds most of the farms: the Soule around Mauléon-Licharre and Tardets-Sorholus, Basse-Navarre from Saint-Jean-Pied-de-Port to Saint-Palais, the Aldudes valley and the Baigorri country. Farmsteads sit on the valley floor, with hay meadows, steep slopes and access to high ground managed collectively. The Labourd, between Bayonne, Espelette and the coast, still has livestock farms, but residential pressure lifts land far above its farming value there, which makes handovers rare.

The Béarn continues the same pattern in the Aspe, Ossau and Barétous valleys around Oloron-Sainte-Marie, with wide summer pastures and long winters. The foothills and the hill country, from the Soubestre to the Vic-Bilh by way of Orthez and north of Pau, mix sheep, cattle and crops on units sometimes within reach of a new entrant. The gave plain and its maize ground, by contrast, leave little room for a flock and trade at arable prices.

Summer pasture, predation and formalities to anticipate

A sheep holding is worth little here without its access to the mountain. High ground usually belongs to valley syndical commissions, to communes or to pastoral groups, and use is obtained by membership or by agreement: those rights do not follow the sale and are renegotiated with whoever manages them. Have the seller state the place held, the huts used, the dates of moving up and down, shepherding costs and how much upland grazing has been declared under the common agricultural policy, since part of the support depends on it.

Predation also belongs in the file: bears are present in the Béarn valleys, with protection measures, guardian dogs and a damage assessment procedure after an attack. Administratively, the building generally falls under the departmental health regulations, while cheesemaking adds its own approvals and inspections. As much of the land is rented, read the rural leases and the landlord's position, then reckon with the structures control, the French authorisation required above certain thresholds, and with the pre-emption right of SAFER, the rural land agency. The natural handicap allowance covers most upland communes.

Farmers selling direct, agencies specialising in rural property and Basque and Béarn notarial offices keep this selection supplied. Compare on flock size, on the area held or on how the milk is used, then set an alert: takeovers with mountain rights and a farm dairy find buyers fast. Preparing your own handover?
