Taking over an orchard for sale in Normandy usually means taking over a cider orchard: cider apple trees grown as standards over grazed pasture or as trellised dwarf blocks, joined by the perry pears of the Domfrontais and, here and there, plantations grown for the fresh market. The properties gathered on this page come from growers handing over their farm, from rural land advisers and from notarial offices; the listings set out planting density, varieties, any commitment to a protected designation and the pressing equipment. Land prices for an orchard in Normandie in 2025

Land forms the base of the value of an orchard. DVF, the property sales database published by the French tax administration (vineyards excluded), records farmland changing hands in Normandie at a median of €8,305/ha in 2025, average €8,905/ha, over 1,442 sales. Four sales in five fall between €5,139 and €13,206/ha; the national benchmark is €5,307/ha.

The SAFER benchmark completes the picture: €9,610/ha in 2025 for vacant land and pasture (+2.9% in a year, +17.2% in ten), against a national average of €6,460/ha, with let land trading some 17% below that.

The value of a fruit-growing holding here goes well beyond planted hectares: the age of the orchard and its remaining productive life, the choice of varieties and how they fit the specification of a designation, and then everything downstream of the harvest. Press, vats, still, casks, cold store and harvesting machinery form a tied-up capital that the buyer should cost separately, as should the maturing stocks and the customer base attached to the farm. Buying an orchard in Normandy: what is specific to this market

Cider plantations, fresh-market blocks and equipment

Two systems coexist. The standard-tree meadow orchard, planted over grass and grazed by cattle, needs few inputs, comes into bearing late and is renewed over a long cycle; the dwarf orchard, trellised and denser, produces quickly but demands pruning, protection and steady replacement of missing trees. A buyer notes the species and varieties, the average age of the rows, the condition of stakes and fencing, the presence of mistletoe and canker and, on a meadow orchard, how well grazing and mechanical harvesting fit together. A block with a spread of planting ages is worth more than a uniform one that has reached decline all at once.

Machinery then weighs heavily in the deal: harvester, mill, hydraulic or belt press, stainless vats or casks, refrigeration unit and bottling line. Many Normandy farms are sold as a whole, with a timber-framed house, old buildings, pasture and orchard; insist on a clear split between the dwelling, the working buildings, the plantations and the bare land. That distinction drives the tax treatment of the purchase, the amount a professional loan can cover and the readability of your business plan.

What each department brings to the market

The Calvados (14) holds the regional cider heartland: the Pays d'Auge, between Lisieux and Pont-l'Évêque, combines standard-tree orchards, half-timbered farms and distilling, within a designated area recognised for both cider and calvados; the residential appeal of that country, however, pushes prices up and makes purely agricultural properties scarce, so an apple orchard coming to market there is quickly spoken for. The Orne (61) offers a more rural and more affordable profile, with the Domfrontais, where the pear tree holds a distinctive place recognised by the perry designation, and holdings that readily combine orchard, grassland and a herd.

The Manche (50) stands out through the Cotentin and the Val de Saire, long-standing cider districts where orchards sit within tight hedgerow country and where direct selling benefits from coastal visitors; planted areas there are often modest and attached to a livestock enterprise. The Eure (27) is more mixed: the arable plateaux of the north and east leave little room for plantations, while the Lieuvin, the Pays d'Ouche and the valleys keep their orchards and a number of processing units, served by the proximity of the Seine corridor and the Paris markets.

The Seine-Maritime (76) completes the picture with the Pays de Bray, at once grassland and cider country, and a Pays de Caux turned more towards field crops, where fruit growing survives in pockets near Rouen, Dieppe and Le Havre, useful outlets for farm-gate sales and markets. From one department to the next, the Normandy fruit farm therefore changes in nature: a specialised business in one place, a secondary enterprise alongside livestock in another. Widening the search across several districts markedly improves the chances of finding a property that fits the project.

Farm processing, designations and marketing

A sizeable share of holdings sell bottles rather than fruit. Cider, perry, pommeau and calvados are made on the farm, sometimes over several generations, and the value of the property then rests as much on the cellar and the stocks as on the trees. The buyer examines pressing capacity, the vats, the condition of the casks, the sales room and the farm's standing with wine merchants, restaurants and visitors. Where production is committed to a designation, the specification imposes varieties, practices and inspections that the new owner takes on in full.

Other holdings deliver their crop to an industrial cider maker or to a producer organisation under a multi-year contract: income is more predictable, but the margin depends on the tonnage delivered. Ask the seller how long the commitment still runs and on what terms it transfers. Seasonal labour, finally, remains decisive in fresh-market blocks and for pick-your-own; compliant accommodation and a team used to the farm are assets rarely reflected in the asking price.

Checks to complete before signing

Start with the designation side: confirm with the managing body that the plots really do lie within the delimited area, that the holding's accreditation is current and that no reservations arose from recent inspections. The alcohol side follows: calvados stocks, material accounts and returns to the French customs administration must be produced, since they transfer with the distilling equipment. Have the health of the plantations diagnosed as well, fireblight and mistletoe being familiar grounds for a reduced valuation in this region.

On the land side, the purchase goes through the structures control, the French authorisation regime for taking over farmland, and SAFER, the rural land agency, may exercise pre-emption. Orchard pasture is frequently rented: the rural lease continues with the buyer, subject to the landlord's agreement. Lastly, read the local planning document, because residential pressure in the districts near the coast and the cities has sometimes left planted plots on the edge of building zones, which bears on their agricultural future.
