Looking for a country house for sale in Côte-d'Or (21)? Between the wine-growing Côte, the Châtillonnais and the Auxois areas, the department offers a distinctly Burgundian rural style: a winegrower's house in limestone, a farmhouse built around a closed courtyard under flat, sometimes glazed clay tiles, or an Auxois longère surrounded by hedgerow farmland. Proximity to Dijon and the reputation of the vineyards give the local market a strong identity, quite different from one area to the next. This page brings together the country houses for sale in Côte-d'Or published on ma-propriete.fr by private sellers, estate agents and notaries.

We present the actual prices of country houses in Côte-d'Or (notarised sales 2020-2025), the areas worth knowing from Dijon to Beaune, and the criteria that determine the value of a house in the countryside, from the condition of the building to the nature of the land. Our complete guide to buying a country house in France completes these benchmarks, from surveying an old building to financing.

Country house prices in Côte-d'Or in 2025

How much does a country house cost in Côte-d'Or (21)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Côte-d'Or (21) stood at €198,000 in 2025, with an average price of €204,119 and a median price of €1,900/m² of living space (1,634 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €90,000 (floor price, 1st decile) and 10% for more than €324,140 (ceiling price, 9th decile). The typical country house here offers 111 m² of living space on an average plot of 1,947 m², i.e. around 0.2 ha.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Côte-d'Or (21) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Côte-d'Or special

A Burgundian style in limestone and flat clay tile

Along the wine-growing Côte, between Dijon and Beaune, the winegrower's house in Burgundy limestone is recognisable by its thick walls, its vaulted cellar dug for ageing wine, and its flat clay-tile roof, sometimes glazed on the grander houses of wine villages such as Gevrey-Chambertin, Nuits-Saint-Georges or Meursault. In the Auxois and Châtillonnais areas, further west and north, more austere farmhouses built around a closed courtyard and longères dominate, in local stone under tile or slate depending on the area, an architecture shaped by cattle farming rather than winegrowing, and generally more affordable to renovate than a vaulted-cellar winegrower's house on the Côte itself. The wine-growing villages also keep 19th-century manor-style houses, evidence of the prosperity brought by the wine trade, often with particularly deep cellars.

The land around these houses often combines a garden, an orchard and a farmyard with stone outbuildings (barn, cellar, wine press). In the more rural Auxois area around Semur-en-Auxois, properties can extend over several hectares of pasture and woodland, sometimes with a pond, a rare and sought-after feature, particularly for fishing or hunting enthusiasts, whereas on the wine-growing Côte, the land is usually limited to an enclosed garden, the vines themselves belonging to a separate holding.

The areas, from the wine-growing Côte to the Auxois

On the Côte de Nuits and Côte de Beaune, between Dijon and Beaune, a country house close to the vineyards is the most expensive in the department, driven by the appellation's worldwide reputation and an international clientele. Dijon, served by a TGV station towards Paris and Lyon, pushes up prices in the surrounding communes, notably Marsannay-la-Côte and Chenôve. Towards the Châtillonnais area to the north and the Auxois area, around Semur-en-Auxois and Montbard, hedgerow farmland and forests offer a more rural setting at a different pace, valued for a main home project.

The Auxois and Châtillonnais areas remain the most affordable for a stone house with a large plot, with convenient access to the A6 and A38 motorways, while the wine-growing Côte and the immediate surroundings of Dijon sell well above the departmental average.

What determines the price of a country house in Côte-d'Or

Three factors dominate: proximity to the vineyards or to Dijon and its TGV station, the condition of the building (roof, timber frame, damp and energy rating, often a drawback for uninsulated old farmhouses in the Auxois area) and the size of the land. A renovated winegrower's house near Beaune and a farmhouse to renovate on several hectares in the Auxois area can show a considerable price gap, particularly when the latter needs a major roof or timber-frame overhaul.

Also check the private drainage system in this scattered rural housing, fibre-optic coverage for remote working, the risk of clay-shrinkage subsidence present in some clay-rich areas of the Auxois, and the local planning rules if you plan to convert a barn or wine press into living space. On the wine-growing Côte itself, any building or landscaping project may be subject to strict heritage rules, since the area is listed as a UNESCO World Heritage site.
