Description
Located in Champagne Berry, just 10 minutes from Châteauroux, this 186-hectare cereal farm is made up of several adjoining plots, easily accessible by the departmental road. The soils, of clay-limestone type, have excellent agronomic quality. Buildings and equipment The property includes a 120 m2 hangar (10 x 12 m), clad on three sides with sheet metal, with concrete walls and slab, intended for flat storage. Irrigation The entire farm is irrigated thanks to two boreholes. The system, although functional, is old and will require investment to be modernized, including the acquisition of a hose reel and the upgrading of the system to ensure its reliability. Please note: the flow rate of the nearby stream, which determines irrigation permits, may constitute a limiting factor. As it stands, the installation can irrigate crops such as wheat, barley or rapeseed during periods of drought. The main pump, with a flow rate of 140 m³/h at 14 bars, supplies a 431-meter pivot. With the transfer of land, the Basic Payment Rights (BPR) will be transferred to the purchaser.
